Services provided per contract


There is never a fee for the initial meeting to discuss your project. All other meetings are included as part of the basic services once a contract has been signed. Design fees will be determined and presented at the conclusion of the “get acquainted” meeting.

checkmarkArchitectural Design:

This is a “from scratch” process described in “Design Process”. Time frame could be days to months depending on the client and project size/type/complexity. Final product is a bid/permit/construction-ready set of drawings that includes all floor plans, exterior elevations, roof plan, pertinent interior elevations/details, cross sections and other items per contract.

checkmarkArchitectural Drafting:

If you have existing sketches and/or drawings, we can create CAD documents with little or no design input. This is the simplest, quickest and least expensive method, provided your documents have adequate information. I can also edit cad files if you have one you want changes made to.

checkmarkREScheck Energy Calculations:

This is typically required  for building permits. It is software that calculates whether or not your project meets the criteria established by the MN State Energy Code. Others such as your builder or lumberyard may also be able to provide these.

checkmarkConstruction Observation:

If you are unable to monitor the project yourself due to work obligations or distance, Designed Living can be your eyes and ears. The general contractor/builder you hire will oversee your project but if issues do arise we can discuss options with him and/or his sub-contractors that provides the best scenario to satisfy the design intent, budget and construction schedule. In short, we’re there to look after your interests.

checkmarkSite Evaluation/Orientation:

Finding/having a lot is critical before the design process begins. If you own a lot or are looking at lots for new construction, we’ll meet with you onsite to determine the various elements that should be considered. Elements such as the view, if it’s a walk-out/look-out/full basement lot, setbacks and easements, tree coverage, where the utilities enter the lot, grades and drainage,  plus covenants or other restrictions the city or developer may have that could impede design. We typically like to see the lot and include this with the Architectural Design service, this avoids a host of issues later on.

checkmarkBID Review:

We’ll meet with you to review all bids received. This insures that the bids have followed the criteria you established and that nothing significant has been omitted. We can discuss our philosophy on bidding in more detail in person.

checkmarkCustom Electrical Plans:

If you decide you want extra electrical devices above and beyond the code minimum, we’ll provide electrical layouts showing device locations. This will help the electrical contractor to provide a more accurate bid.
